Origin comparison Prices
The comparison prices come from the database of ImmobilienScout24. The last set price and object information are used for the objects. The prices quoted in the database are offer prices. The offer prices are subject to a statistically calculated discount on the actual sales price. This discount is calculated on the basis of the ratio of supply and demand of objects of this type.
Selection comparison prices
The selection of the comparison objects used takes place with the aid of a similarity algorithm. An assessment is made only if a sufficient number of comparison objects with sufficiently matching condition criteria was found.
Considered deviations
According to the provisions of ImmoWertV, deviations from the value-influencing characteristics of the comparison objects are due to additions and lows
Discounts or other appropriate consideration. Differing value-influencing state characteristics are taken into account with the help of factors that were determined by the evaluation of the ImmobilienScout24 database. The individual deviations or differences between the objects are taken into account differently by the market with regard to pricing and not proportionally. Individual state characteristics are rewarded differently by a higher price or taken into account with a discount. Therefore, 6 price-relevant characteristics are taken into account and weighted according to their influence on the value. Deviating times of the value or price determination are corrected by means of the ImmobilienScout24 real estate index IMX.
Surcharge for modernization measures
In order to take into account the individual state of modernization of the object to be assessed, the information provided on modernization and refurbishment measures in the form of a surcharge is offset against the average square meter value determined.
Rounding of the result values
The final result values are rounded. Due to these rounding calculations, slight deviations may occur if these results are compared against each other.
B. Factors influencing value
The above value is based on the year of construction and condition of the object of valuation. The following unusual properties of the object are not included in the determined value and have to be considered additionally:
Modernization or maintenance backlog
Insofar as customary and necessary modernization and maintenance measures have not been carried out on the object, the costs for carrying out these measures shall be deducted from the value determined. These include e.g. obsolete heating or sanitary facilities, wall and floor coverings in need of renovation or necessary painting work. Check the property for necessary modernization and maintenance. Inquire if necessary with your handicraft enterprises over the accruing costs.
Value-affecting entries in the land Register
Entries in the Land Registry may be crucial to the value of the property. Thus, personal easements, such as Housing right or usufruct, i.d.R. always a significant value-reducing influence. On the other hand, non-essential easements, such as simple line rights, usually a negligible impairment. Please check section II of the land register extract. Maintenance reserve and arrears of the house money
In this valuation unchecked is assumed that no residues in the house money are available. Furthermore, it is assumed unchecked that the owner community has formed an appropriate (object and construction year) maintenance reserve. For more information, please contact the property management.
